Requirement specifications are important and one of the most reliable methods of insuring problems in a complex software project. Requirements are the details describing an application’s externally perceived functionality and properties. Requirements should be clear, complete, reasonably detailed, cohesive, attainable and testable.

Requirements gathering is very crucial part in the software development.  
b'coz the requirements are gathered by communicating with the end user, and by studying the existing manual system. 
it has direct impact on the further phases. we often call it as a blueprint. 
so the properties of good requirements are, very clear,complete, detailed, attainable, cohesive and most importantly testable.
